  • About Our Rental Residences

    Each of our rental residences is privately owned and individually furnished, offering its own unique style and décor. While layouts and finishes may vary, every home is professionally prepared to ensure a comfortable and enjoyable stay.

    All residences include:
    • Television service (cable or streaming)
    • Complimentary Wi-Fi
    • A fully equipped kitchen with a refrigerator, stovetop, oven, dishwasher, microwave, cookware, dishes, silverware, and basic cooking utensils
    • In-unit washer and dryer for your convenience

    Specific details about each residence — including bedding configurations, bed sizes, view, floor level, and location within the community — are available on the individual property page on our website. We encourage guests to review these details carefully when selecting their accommodations.

    Community Amenities
    All shared amenities at Seapointe Village are maintained, governed, and managed by the Seapointe Village Master Association. Amenity availability, schedules, and operating hours are subject to change without notice and cannot be guaranteed during your stay.

  • What To Bring

    Our rental residences do not include bed linens (fitted sheets, flat sheets, or pillowcases) or beach/pool towels. Bedspreads and pillows are provided. Bath towels and kitchen towels are also supplied for your convenience.

    Rental residences are not stocked with disposable or personal-use items such as toilet paper, paper towels, trash bags, cleaning supplies, soaps, or detergents. Guests are responsible for bringing or purchasing these items for their stay.

    If you need beach chairs or umbrellas, a beach vendor is available for rentals during the season. Guests are welcome to bring their own beach equipment; however, all beach chairs, umbrellas, and gear must be stored inside your vehicle when not in use.

    Please note that association regulations prohibit storing beach chairs, carts, or other equipment in hallways, elevators, stairwells, or inside common areas of the buildings.

    Bed linens, cribs, beach equipment, and other items are available for rent locally. Bicycle storage is limited at Seapointe Village, so we strongly recommend renting bicycles rather than bringing your own. Feel free to contact our office for local rental recommendations.

  • Checking In

    Check-in time is 4:00 PM.

    At check-in, Seapointe Realty staff will provide all necessary items and information for your stay, including keys or keyless entry codes, building access codes, gate cards, recreation pool/beach wristbands, Wi-Fi details, garage remotes, and any other applicable materials.

    Seapointe Realty makes every effort to have your rental residence cleaned, inspected, and ready by the standard check-in time. However, unforeseen circumstances may occasionally impact the exact occupancy time. Our dedicated housekeeping and maintenance teams require adequate time to properly prepare each property for arriving guests.

    Guests who arrive early are welcome to begin enjoying Seapointe Village’s amenities starting at 1:00 PM. Please note that access to the residence itself may not be available until the official 4:00 PM check-in time.

  • Checking Out

    Check-out is promptly at 11:00 AM. This allows our housekeeping and maintenance teams sufficient time to prepare the residence for incoming guests. Late departures disrupt preparation schedules and are not permitted.

    Please note that access to pools, parking, and all other community amenities ends at 11:00 AM on the day of departure. No exceptions.

    Return Items
    Before departing, please place the following items inside the check-out envelope and return it to our office:
    • Pool/beach wristbands or tags
    • Gate card
    • Residence keys
    • Garage door opener (if applicable)

    Checking Out Outside Office Hours
    If departing before or after office hours, please place the envelope in the secure drop box located on our office entry porch.

    Guest Departure Responsibilities

    Laundry
    • Wash, dry, and fold all bath and kitchen towels.
    • Return towels to their original location.
    • Failure to wash towels may result in additional charges.

    Kitchen
    Clean and put away all kitchen items. Please empty the dishwasher, sink, and refrigerator before departure.

    Trash
    Dispose of all trash properly in designated areas.

    Final Walk-Through
    Before leaving, please inspect the residence to ensure all personal belongings — including food items — have been removed. Additionally, confirm that no property items (such as remote controls, towels, or linens) have been accidentally packed with your belongings.

  • Parking

    Vehicles with rooftop carriers or overall heights exceeding six feet (6') will NOT fit in the Seapointe Village parking garages due to strict height restrictions. If you arrive with a rooftop carrier, it must be removed and stored inside your vehicle, or you will need to park outside Seapointe Village. The Seapointe Village Master Association security staff does not make exceptions to these restrictions.

    Parking Pass Allocation
    • 1 & 2 Bedroom residences: One (1) parking pass
    • 2 Bedroom + Den and larger residences: Two (2) parking passes
    • Townhome and single-family home guests must use their designated garage spaces

    Parking regulations are strictly enforced. Seapointe Security will ticket unauthorized or improperly parked vehicles. Additional parking passes are not available under any circumstances.

    Vehicles without permits may utilize free public parking outside of Seapointe Village.

    Please note that motorcycles and trailers are not permitted within Seapointe Village.

  • Rental Fees, Payment Schedule & Charges

    Seapointe Realty is committed to transparent pricing. All applicable fees are clearly itemized during the booking process prior to payment.

    Reservation Processing Fee – $150
    A non-refundable $150 reservation processing fee is applied to each booking at the time of reservation.

    Checkout Cleaning Fee
    Checkout cleaning fees vary based on the size of the residence and the length of stay. This fee covers the professional cleaning and preparation of the property prior to arrival and after departure.

    Sales Tax
    New Jersey Sales Tax is applied only to the cost of the checkout cleaning fee, as required by law.

    Damage Waiver – $99
    A non-refundable $99 damage waiver is included with each reservation. This provides limited protection against accidental damage during your stay. It does not cover negligent, intentional, or excessive damage.

    Association Lease Fees
    Association lease fees vary by building and condominium association, and may differ between in-season and off-season reservations. These fees are established by the respective association.

    Payment Processing Fee – 2.5%
    Credit card and digital wallet payments (including PayPal and Venmo) are subject to a 2.5% payment processing fee to help cover transaction costs. This fee applies to all payments made using these methods, including the initial deposit, final balance, and any other ancillary charges associated with the reservation.

    Guests may avoid this fee by selecting the e-Check (ACH) payment option at checkout.

    Payment Schedule

    To secure a reservation, the following is due at the time of booking:
    • 50% of the rental rate
    • $150 Reservation Processing Fee
    • $99 Damage Waiver
    • Applicable 2.5% payment processing fee (if paying by credit card or digital wallet)

    The remaining balance is due 45 days prior to arrival and includes:
    • Remaining 50% of the rental rate
    • Checkout Cleaning Fee
    • Sales tax (applied only to the checkout cleaning fee)
    • Any applicable Association Lease Fees
    • Applicable 2.5% payment processing fee (if paying by credit card or digital wallet)

    Reservations not paid in full by the final payment due date are subject to cancellation in accordance with the rental agreement.

  • Security Deposit Waiver aka "Damage Waiver"

    The Security Deposit Waiver (SDW) provides protection against accidental damage to the vacation rental residence during your stay, eliminating the need for a traditional refundable security deposit.

    With the SDW included in your reservation, you do not need to provide a security deposit or wait for funds to be returned after your vacation. Covered accidental damages are handled directly by Seapointe Realty, helping to avoid tying up your cash or credit lines during your stay.

    The SDW provides coverage for unintentional damage up to $10,000. Examples of covered incidents may include carpet spills, minor furniture damage, broken lamps, torn screens, or similar accidental occurrences.

    The SDW does not cover intentional damage, negligent or excessive damage, theft, or pet-related damage in non-pet-friendly residences.

    Enrollment & Fee
    All guests are automatically enrolled in the Security Deposit Waiver program for a non-refundable fee of $99.00 at the time of booking.

    Guest Responsibilities
    To remain eligible for coverage under the SDW, guests must:
    • Report any accidental damage to Seapointe Realty when it occurs;
    • Cooperate with staff to verify reported damage if requested;
    • Notify local authorities in the event of theft;
    • Take reasonable steps to prevent additional damage to the property.

    Failure to report damage during your stay may result in the cost of repairs being charged directly to your account.

  • Cancellation & Move Policy

    All cancellation requests must be submitted in writing via email to Reservations@SeapointeRealty.com.

    Cancellations 45 Days or More Prior to Arrival
    If a reservation is canceled at least forty-five (45) days prior to the scheduled check-in date, all advance payments made by credit card or e-Check will be refunded, less a $300.00 cancellation fee, the non-refundable $150 reservation processing fee, the $99 damage waiver, any applicable payment processing fees, and any other non-refundable charges associated with the reservation

    Cancellations Within 45 Days of Arrival
    If a reservation is canceled fewer than forty-five (45) days prior to the scheduled check-in date, all advance payments will be forfeited unless Seapointe Realty is able to secure a replacement reservation for the same property and dates.

    If a replacement reservation is obtained, a refund will be issued for any re-rented dates, less a $300.00 cancellation fee, the non-refundable $150 reservation processing fee, the $99 damage waiver, any applicable payment processing fees, and any other non-refundable charges associated with the reservation..

    Accommodation Moves
    Once a reservation is confirmed, any guest-requested accommodation changes are subject to a $125.00 move fee. Accommodation or date changes are not permitted within forty-five (45) days of the scheduled check-in date.

    Travel Insurance
    Trip Cancellation & Travel Insurance is strongly recommended to protect your vacation investment against unforeseen circumstances that may arise before or during your scheduled trip.

  • Travel Insurance by RentalGuardian.com

    Unforeseen circumstances may require you to cancel or interrupt your vacation. Seapointe Realty has partnered with RentalGuardian.com and InsureStays to help protect your booking deposit and other prepaid, non-refundable payments associated with your reservation. We strongly encourage the purchase of optional travel insurance.

    Standard Travel Insurance Coverage
    Travel insurance may provide coverage for risks incidental to planned travel, including sickness, accidental injury, or death of you, a family member, or traveling companion; weather delays; natural disasters; unexpected employment changes; and other specified covered reasons. Coverage reasons and terms may vary. Please review the policy documents carefully for full details of coverage.

    Cancel For Any Reason (CFAR) Option
    For an additional premium, guests may select the optional Cancel For Any Reason (CFAR) benefit, which may reimburse up to 60% of prepaid, non-refundable charges if you cancel for a reason not otherwise covered under standard travel insurance.

    CFAR coverage must be purchased within fourteen (14) days of the initial booking date, and the reservation must be more than thirty (30) days from the scheduled arrival date at the time of purchase. Residents of New York, Puerto Rico, and the U.S. Virgin Islands are not eligible for the CFAR benefit.

    Cost of Coverage
    Standard travel insurance coverage is 7% of the total reservation invoice amount. If the optional CFAR benefit is selected, the total premium is 10.8% of the reservation invoice amount. Travel insurance premiums are generally non-refundable after 15 days from the date of purchase.

    Filing a Claim
    If you experience a covered medical issue, trip delay, or interruption, you may initiate a claim by contacting RentalGuardian at (833) 610-0736.

    Guests who decline travel insurance should understand that, in accordance with the Rental Agreement and Cancellation Policy, refunds outside the stated policy terms will not be provided. As a result, prepaid amounts may be at risk.

  • Bed Linens & Beach Gear Rentals

    For your convenience, several local companies provide rental services for bed linens, beach equipment, and baby items.

    A to Zebra Rentals
    A to Zebra Rentals offers a wide range of vacation rental essentials, including bed linens, beach chairs, umbrellas, strollers, and more. To reserve items in advance of your arrival, please call 609-889-6662.

    Islands Best Rentals
    Located in Wildwood Crest, Islands Best Rentals provides sheets, towels, beach gear, baby equipment, and additional vacation essentials at competitive pricing. You may book online at Islands Best Rentals or call 609-854-4504 for assistance.

  • Package Delivery

    Guests may have packages delivered during their vacation rental stay. To ensure proper delivery, please address all packages in the following format:

    Guest Name (as listed on reservation) – Rental Residence (Example: John Smith / Pinnacle 203)

    Please do not ship packages prior to your scheduled arrival date, as we have limited storage capacity and cannot guarantee acceptance of early deliveries.

    Including a mobile phone number on the shipping label is strongly recommended. Once your package is received at the Seapointe Realty office, we will contact you for pickup.

    Seapointe Realty assumes no responsibility for lost, stolen, delayed, refused, or misdelivered packages.

  • Main Office Office Location

    The Seapointe Realty office is located at 9900 Seapointe Blvd., Wildwood Crest, NJ 08260. For GPS purposes, you may also use 9900 Atlantic Avenue, Wildwood Crest, NJ.

    Directions to Our Office:

    • If approaching Wildwood via NJ-47 South (Rio Grande Avenue), turn right onto Atlantic Avenue and continue approximately 2.2 miles. Seapointe Realty will be on your left.

    • If entering Wildwood Crest via Exit 0 / Ocean Drive, continue onto Pacific Avenue. Turn right onto Rochester Avenue, then make another right onto Atlantic Avenue. Travel one block to arrive at Seapointe Realty.
