Master Welcome


    Bed linens and beach towels are NOT supplied. However, bed covers, pillows, kitchen linens, and bath towels are provided. Beach chair/umbrella rentals are available on our beach. If you choose to bring your own chairs, they must be stored in your vehicle along with other beach gear. Association rules & regulations prohibit bringing beach chairs or other beach equipment into the hallways, elevators, and residences. Paper and cleaning products are NOT provided in the residence. This includes items such as trash bags, cleaning supplies, paper towels, toilet paper, and detergents. Check with the Resort Shop for information about local crib rentals. Bicycle storage is not readily available so rentals are recommended. The Resort Shop can direct you to local bicycle rentals.

  • Seapointe Residences

    Please note all of the residences are individually owned and each differs in style and décor. Cable TV and Wi-Fi Internet are provided in all residences. Each residence has a fully equipped kitchen including a refrigerator/freezer, stove, oven, dishwasher, microwave, silverware, dishes, cookware, and basic cooking utensils. There is also a washer/dryer in each residence. The details of your residence including bedding types and sizes, view, and location will be found on the properties details on our website. All amenities are maintained, governed, and managed by the Seapointe Village Master Association. Amenity availability and hours are subject to change without notice an not guaranteed during your stay. Please call 609-729-7100 if you would like the current amenity schedule.

  • Checking In

    Our Seapointe Village Realty office is located in the IBIS Residences condominium building adjacent to the Seapointe Village Gatehouse. Check-in time is 4:00 PM. At check-in, you will be provided with your parking pass, gate card, recreation tags, and keys. Early arrivals permitted AFTER 1:00 PM to enjoy village amenities; rental residences might not be ready for entry until 4:00 PM.

  • Parking

    Important: Vehicles with rooftop carriers exceeding 6 ft. in height WILL NOT clear the parking garage height maximums for your designated parking areas. You will either have to remove the carrier and place it in your vehicle or park outside of Seapointe Village. No exceptions will be granted by the Seapointe Village Master Association security staff. All 1 & 2 Bedroom residences receive one (1) parking pass. All 2 Bedroom + Den & larger residences receive two (2) parking passes. All townhome and single-family home guests must park in their designated garages. Please adhere to parking regulations. Seapointe Village security staff may ticket violators. Additional parking passes will not be distributed under any circumstances. Any additional vehicles may park for free outside the complex. Motorcycles and trailers are not allowed in Seapointe Village.

  • Checking Out

    Check-out is promptly at 11:00 AM so that we can prepare the residence for the next guests. Access to pools, parking, and other amenities is NOT available after 11:00 AM on the day of departure. No exceptions can be made.

  • Administrative Fees

    Please note all reservations are subject to a non-refundable administrative fee.

  • Cancellation / Move Policy

    CANCELLATION AND MOVE POLICY. All cancellations with deposit monies must be made in writing. If Tenant cancels forty-five (45) days before the beginning of the Term, advanced payments received by check or credit card will be refunded less a $300.00 cancellation fee and the non-refundable fees. If Tenant provides notice of cancellation fewer than forty-five (45) days before the beginning of the Term, all advanced payments made by check or credit card will be forfeited, unless SVR secures a replacement reservation for the Property during the Term, in which case a refund will be made less a $300.00 cancellation fee and the non-refundable fees. All moves requested by the Tenant with advanced payments will be charged $125.00. Payments not received by the due date will result in cancellation, and cancellation fees may apply. No changes in accommodations can be made within forty-five (45) days of arrival. The time periods and conditions of potential refunds contemplated shall be adjusted or abridged to the extent that any travel ban and /or rental prohibition be enacted and/or remain in effect by federal, state, or local authorities during the "Term". VACATION RENTAL INSURANCE IS HIGHLY RECOMMENDED TO PROTECT AGAINST UNEXPECTED DELAY OR CANCELLATION.

  • Covid-19 Protocols

    First and foremost, we hope you are healthy and safe, and our thoughts and prayers go out to everyone adversely affected by COVID-19. We are committed to providing you a safe environment that aligns with the quality you expect from our properties. Amid the COVID-19 pandemic, we are actively undertaking policies and procedures to keep your families and our associates safe during your stay at Seapointe Village. We are closely monitoring statements and policy recommendations from the Centers for Disease Control and Prevention, World Health Organization, local Health Departments, and professional lodging & hospitality industry organizations. We are committed to taking every measure necessary to protect the well-being of our guests and staff. With the changes we have made to our operating procedures in place, we expect to provide all of you with a wonderful, clean, and safe stay with us.

    CLEANLINESS AND DISINFECTION All properties will be cleaned and disinfected before each stay using the latest UV hydrostatic fumigating technology and the most effective disinfecting products with additional attention to high touch areas. We use Lysol, ECOLAB, and bleach-based cleaning products that are CDC and EPA approved to kill the Coronavirus. All residences will be thoroughly aired-out during turnovers. Hand sanitizer dispensers will be provided conspicuously around the property. Increased cleaning and disinfecting of all spaces with a specific focus on high touch areas including but not limited to: door handles, remote controls, front desk counters, hard surfaces, stairway railings, bathrooms, and room keys. mpleted following guest departure may not be honored.

    SEAPOINTE VILLAGE MASTER ASSOCIATION COMMON AREAS / AMENITIES Seapointe Village Master Association will operate by following CDC and governmental guidelines and regulations that may be active during your stay. Beach tents will be restricted to the back of the beach, not permitted along the front of the beach or shoreline. Tennis Court and BBQ grills are currently open for your enjoyment.

    CHECKING IN & OUT •Check-in time may be postponed after 4 pm or later to provide adequate time for our housekeeping departments to thoroughly deep clean and disinfect your residence. Check-out time will remain at 11 am. Our front desk agents will contact you if your room is expected to be available prior. Otherwise, early check-in and late check-out will not be available this season. We encourage social distancing measures among all guests and staff will provide plexiglass barriers where social distancing is not possible in our lobbies. We kindly ask guests to bag their own dirty linens and trash before check out. Guests are responsible for their own personal protective equipment.

    ASSOCIATE SAFETY All associates are currently required to wear masks in our high traffic public spaces. All associates will be screened daily before work for Covid-19 symptoms. Any associates who feel sick will be required to stay at home. All associates will be educated about their own health, safety, and symptom awareness. All associates are required to properly and frequently wash hands and use personal protective equipment including masks and gloves where applicable. This being said, we want to point out that no one should ever forget that this is your getaway and that we are here to serve you. We look forward to delivering a safe and environment but to also provide you with a fun, relaxing, and enjoyable seaside escape.
