  • Important Update: Revised Check-In Procedure Starting May 15

    Due to unforeseen circumstances, we have made adjustments to our check-in process for Seapointe Village rentals this season, effective May 15. Thank you for your understanding and cooperation as we aim to ensure a smooth arrival for you.

    Directions to Our Curbside Express Check-In:

    If you are entering Wildwood via Wildwood Blvd. (Rt. 47):
    • After crossing the George Redding Bridge onto the island, take a right turn onto Pacific Ave.
    • Continue for about 2.2 miles. Our curbside express check-in site will be on your right at 9700 Pacific Avenue, between Rochester and Memphis Avenues.

    If you are entering Wildwood Crest from the end of Garden State Parkway South:
    • Use the left lane to continue on NJ-109 S and turn left onto Ocean Drive.
    • Continue on Ocean Drive for 2.7 miles; it will turn into Pacific Avenue once you enter Wildwood Crest.
    • Your curbside check-in will be located on your left at 9700 Pacific Avenue, between Memphis and Rochester Avenues.

    At the curbside check-in, you can quickly collect your check-in materials directly from your vehicle. Afterward, continue to Seapointe Village’s main entrance at 9900 Seapointe Blvd, as you normally would.

    Checkout will continue to take place at the main office of Seapointe Village Realty, located near Seapointe's main entrance on Atlantic Avenue.

  • About Our Rental Residences

    Each of our rental residences is privately owned, and they each have their unique style and décor.

    All our rentals come with TV (cable or streaming) and Wi-Fi. Each residence has a fully equipped kitchen, including a refrigerator, stovetop, oven, dishwasher, microwave, silverware, dishes, cookware, and basic cooking utensils. Additionally, there is a washer and dryer in each residence for your convenience.

    You can find specific details and amenities for your rental residence, such as bedding types and sizes, view, and location, on the property's webpage on our website.

    Please note that all shared amenities are maintained, governed, and managed by the Seapointe Village Master Association. The availability and operating hours of these amenities may change without notice and cannot be guaranteed during your stay.   • What To Bring

    Our rental residences do not come with bed linens (including fitted sheets, flat sheets, and pillowcases) or beach/pool towels. However, you can expect to find bed covers, pillows, kitchen towels, and bath towels provided.

    If you need beach chairs and umbrellas, there is a beach vendor available for rentals. Please note that if you choose to bring your own beach chairs, they must be stored in your vehicle, along with your other beach gear.

    Keep in mind that association regulations prohibit the use of beach chairs and other beach equipment in hallways, elevators, and within the residences.

    Additionally, rental residences do not supply certain items, such as toilet paper, paper towels, trash bags, cleaning supplies, soaps, and detergents. These you'll need to provide yourself.

    You can easily rent bed linens, cribs, beach equipment, and more locally. However, please be aware that bicycle storage is not readily available at Seapointe, so we highly recommend considering rentals. Don't hesitate to reach out to us for rental recommendations.

  • Checking In

    Check-in time is 4:00 PM. During check-in, SVR’s front desk staff will provide you all applicable items and information including keys, keyless entry codes, building codes, gate cards, recreation pool/beach wristbands, Wi-Fi information, etc. SVR makes every effort to ensure that the rental residence is cleaned and prepared by the standard check-in time of 4:00 p.m. However, unforeseen circumstances may affect the exact occupancy time. SVR’s dedicated housekeeping and maintenance teams need time to prepare the property for each new guest. If guests arrive early, they are welcome to enjoy Seapointe Village’s amenities starting at 1:00 p.m., however, the Property may not be ready for entry until official check-in time.

  • Checking Out

    Check-out is promptly at 11:00 AM. This allows us to prepare the rental residence for the incoming guests. Please note that on the day of departure, access to pools, parking, and other amenities is NOT available after 11:00 AM checkout. No exceptions.

    Here are some important instructions for your check-out and departure:

    Items to Return:
    Please ensure you return the check-out envelope, which should include the following items:
    - Pool/beach tags
    - Gate card
    - Residence keys
    - Garage door opener (if applicable)

    Check-out Outside Office Hours:
    If you are checking out before or after our office hours, please place your envelope in the drop box located on our office's entry porch.

    Check-Out Responsibilities:
    Upon check-out, we kindly request that you complete the following responsibilities:

    - Please wash, dry, and fold all bath and kitchen towels.
    - Return these towels to the location where you initially found them.
    - Any items left unwashed may result in applicable charges.

    Kitchen Items:
    Clean and put away all kitchen items, including emptying the dishwasher, kitchen sink, and refrigerator.

    Trash Disposal:
    Ensure that all trash is disposed of properly.

    Residence Inspection:
    Double-check the residence to make sure all personal items, including food items, have been removed.

    Personal Belongings:
    Be certain that you have not accidentally packed any items from the residence with your personal belongings, such as remote controls, towels, or linens.

  • Parking

    Vehicles with rooftop carriers and tall vehicles exceeding six feet (6') will NOT fit within the parking garage, which has specific height restrictions for designated parking areas. You will either have to remove the rooftop carrier and place it in your vehicle or park outside Seapointe Village. Please be aware that the Seapointe Village Master Association security staff will not make any exceptions in this regard.

    All 1 & 2 Bedroom residences will receive one (1) parking pass. All 2 Bedroom + Den and larger residences will receive two (2) parking passes. Townhome and single-family home guests must use their designated garages for parking. It's essential to adhere to all parking regulations, as Seapointe Security will issue tickets to violators. Please note that additional parking passes will not be available under any circumstances. Unpermitted vehicles may park outside Seapointe Village where there is free, public parking.

    Please be aware that motorcycles and trailers are not allowed within Seapointe Village.

  • Administrative Fee

    All reservations are subject to a non-refundable $150.00 administrative fee.

  • Security Deposit Waiver (SDW)

    The Security Deposit Waiver (SDW) offers protection for accidental damages to the vacation rental residence during your stay, eliminating the need for a traditional security deposit.

    This means the you won't have to worry about putting up a security deposit or how much will be returned after your vacation. With the SDW included in your reservation, Seapointe Village Realty will handle the cost and repair of covered accidental damage. This can save you from tying up your cash or credit lines while your on vacation. The SDW covers unintentional damage, providing coverage up to $10,000. It includes incidents such as carpet spills, furniture tears, broken lamps, broken screen doors, and more. However, please note that intentional property damage and pet damage in Seapointe Village's non-pet-friendly vacation rental residences are not covered by the SDW program.

    All guests are automatically enrolled in the Security Deposit Waiver program for a non-refundable fee of $89.00 when you book your reservation. It's important for you to report any damage during your stay; otherwise, it won't be covered. The cost of unreported damage and other excluded damages will be charged directly your account.

    • Report any accidental damages to Seapointe Village Realty when they occur;
    • Verify damages when requested to do so by our staff;
    • Notify the police in case of loss by theft;
    • Take reasonable actions to protect damaged Property from sustaining further damage.

  • Cancellation & Move Policy

    All cancellation requests must be in writing via email to Reservations@SeapointeRealty.com.

    If you cancel your reservation at least forty-five (45) days before your check-in day, any advanced payments received by credit card or eCheck will be refunded less a $300 cancellation fee in addition to any non-refundable fees.

    If you cancel your reservation fewer than forty-five (45) days before your check-in day, all advanced payments received by credit card or eCheck will be forfeited unless Seapointe Village Realty secures a replacement reservation for the residence for the same dates, in which case a refund will be made less a $300 cancellation fee in addition to any non-refundable fees.

    Once a reservation is secured, any accommodation moves requested by the guest will be subject to a $125 move fee. We cannot make any accommodation or date changes within forty-five (45) days of check-in day.

    The periods and conditions of possible refunds contemplated will be adjusted to the extent that any travel ban or rental prohibition be enacted and remain in effect by federal, state, or local authorities during the reservation dates.

    Trip Cancellation & Travel Insurance offers a critical way to protect your vacation investment against unforeseen circumstances that may occur before or during your scheduled trip.

  • Travel Insurance by RentalGuardian.com

    Your vacation may have to be canceled or may be interrupted because of circumstance beyond your control. Seapointe Village Realty has partnered with RentalGuardian.com and InsureStays to help safeguard your entire booking deposit and other pre-paid non-refundable payments related to your planned travel. We strongly encourage you to purchase option travel insurance.

    ✓ Travel Insurance covers risks incidental to planned travel such as sickness, accidental injury, or death of you or a family member (or of a traveling companion), weather delays, natural disasters, unexpected changes in your employment, and many more specified reasons.

    ✓ In addition, for an additional charge, you can choose the optional Cancel For Any Reason (CFAR) benefit which pays up to 60% of pre-paid non-refundable charges should you cancel for any reason not covered by standard travel insurance.

    ✓ The standard travel insurance coverage costs 7% of your total reservation invoice amount; if you include the optional CFAR benefits, the coverage cost is 10.8% of your total reservation invoice amount. The premium charged for travel insurance is generally non-refundable after 15 days of coverage purchase.

    As a covered traveler, should you have a medical issue or experience a trip delay or interruption due to unforeseen developments, you may initiate your claim by calling (833) 610-0736.

    Guests opting not to purchase travel insurance should be aware that per the terms and conditions in your rental Agreement, refund-in-full of your reservation deposit(s) will not be available; therefore, your entire booking payment could be at risk.

  • Package Delivery

    Yes, you can have packages delivered during your vacation rental. In order for you to received your packages, please have them addressed in the following manner:

    Name on the Reservation & Rental Residence (i.e. John Smith / Pinnacle 203)

    If you are able to include your cell phone number, that is also helpful. Once the package arrives to Seapointe Realty's office, we will call you to let you know.

    Seapointe Village Realty is not responsible for lost, stolen or misdelivered packages.

  • Office Location

    The Seapointe Village Realty office is situated at 9900 Seapointe Blvd. (you may also use 9900 Atlantic Avenue for GPS) in Wildwood Crest, NJ.

    Directions to our office are as follows:

    • In the event you approach Wildwood through NJ-47 S/Rio Grande Ave., kindly make a right turn onto Atlantic Avenue and proceed for 2.2 miles until you arrive at Seapointe Village Realty.

    • If you are entering Wildwood Crest via Exit 0/Ocean Drive, continue on Pacific Avenue. Make a right turn onto Rochester Avenue and, subsequently, another right onto Atlantic Avenue. Travel one block to reach Seapointe Village Realty.
