Guest Information & Rental Policies

  • About Your Rental Residence.

    Each Seapointe Village rental residence is privately owned and individually furnished, giving it a unique style, layout, and décor. While furnishings and finishes vary by residence, each property is professionally prepared for your arrival.

    Standard Residence Features

    • Television service through cable or streaming
    • Complimentary Wi-Fi
    • A full kitchen with a refrigerator, stovetop, oven, dishwasher, microwave, cookware, dishes, silverware, and basic cooking utensils
    • An in-unit washer and dryer

    Bedding configurations, bed sizes, views, floor levels, locations, and other features vary by residence. Please review the individual property listing carefully to confirm that the accommodations meet your needs before booking.

    Seapointe Village Amenities

    Shared community amenities are maintained, governed, and managed by the Seapointe Village Master Association.

    Please note: Amenity availability, schedules, and operating hours are subject to change without notice and cannot be guaranteed during your stay.

  • What To Bring.

    Please bring or rent bed linens and beach towels. Rental residences do not include fitted sheets, flat sheets, pillowcases, or beach and pool towels.

    Kitchen Essentials Starter Kit

    At check-in, guests receive a complimentary Kitchen Essentials Starter Kit containing travel-size dish soap, laundry detergent pods, dishwasher detergent pods, and a kitchen sponge. The kit is intended to help you get started; please bring or purchase additional supplies based on the length and needs of your stay.

    Household and Personal Supplies

    Beyond the complimentary starter kit, rental residences are not routinely stocked with disposable household or personal-use products. Please plan to bring or purchase supplies such as:

    • Toilet paper and paper towels
    • Trash bags
    • Hand and bath soap
    • Additional laundry and dishwashing detergent
    • Cleaning supplies
    • Personal toiletries

    Beach Chairs and Equipment

    Guests may bring their own beach chairs, umbrellas, carts, and other beach equipment. When not in use, all beach items must be stored inside your vehicle.

    Association regulations prohibit storing beach equipment or other personal items in hallways, elevators, stairwells, or other building common areas.

    Local Equipment Rentals

    Bed linens, cribs, beach equipment, bicycles, and other vacation items are available from local rental companies. Please contact our office if you would like recommendations.

    Bicycles

    Bicycle storage at Seapointe Village is limited. We strongly recommend renting bicycles locally instead of bringing your own.

  • Checking In.

    Standard Residence Check-In: 4:00 PM

    Check-in services and access to Seapointe Village amenities begin at 1:00 PM. Your rental residence may not be ready for occupancy until 4:00 PM.

    What You Will Receive

    When you check in at the Seapointe Village Realty office, our team will provide the access items and information needed for your stay, including:

    • Residence keys or keyless-entry instructions
    • Building and elevator access codes, when applicable
    • Gate cards and parking passes
    • Pool and beach wristbands
    • Wi-Fi information
    • Garage remotes, when applicable
    • Additional instructions or materials specific to your residence

    Arriving Before 1:00 PM

    Guest check-in services begin at 1:00 PM. If you arrive earlier, our office will not yet be able to complete your check-in or provide your arrival materials.

    Please note: Guests may not park within Seapointe Village or use the community’s beach, pools, or other amenities before 1:00 PM.

    Arriving Between 1:00 and 4:00 PM

    Beginning at 1:00 PM, you may visit our office to complete the check-in process and receive your parking passes, pool and beach wristbands, and other arrival materials.

    Once you have checked in, you may begin enjoying Seapointe Village’s amenities while our housekeeping and inspection teams finish preparing your residence.

    Residence Availability

    Seapointe Village Realty makes every effort to have each residence cleaned, inspected, and ready by 4:00 PM. Unforeseen housekeeping or maintenance circumstances may occasionally affect the exact occupancy time.

    We appreciate your patience while our teams complete the work necessary to properly prepare your vacation residence.

  • Checking Out.

    Check-Out Time: 11:00 AM

    Guests and vehicles must depart by 11:00 AM so our housekeeping and maintenance teams have sufficient time to prepare the residence for incoming guests. Late departures are not permitted.

    Access to parking, the beach, pools, and all other Seapointe Village amenities ends at 11:00 AM on the day of departure.

    Return Your Check-Out Envelope

    Before departing, place all applicable access items inside your check-out envelope and return it to the Seapointe Village Realty office:

    • Pool and beach wristbands or tags
    • Gate cards
    • Residence keys
    • Garage remotes, when applicable

    Departing while the office is closed? Place the completed check-out envelope in the secure drop box located on the office entry porch.

    Before You Leave

    Towels

    • Wash, dry, and fold all bath and kitchen towels.
    • Return the clean towels to their original locations.
    • Unwashed towels may result in additional charges.

    Kitchen

    • Wash and put away all dishes, cookware, and kitchen items.
    • Empty the dishwasher and sink.
    • Remove all food and personal items from the refrigerator.

    Trash

    • Remove all trash from the residence and place it in the designated disposal areas.

    Final Walk-Through

    • Remove all personal belongings, including food and refrigerated items.
    • Check closets, drawers, bathrooms, balconies, patios, and charging outlets.
    • Make sure residence property—including remote controls, towels, and other provided items—has not been accidentally packed.

  • Parking & Local Information.

    Parking within Seapointe Village is regulated by the Seapointe Village Master Association. All parking rules are strictly enforced by Seapointe Security.

    Parking Garage Height Clearances

    Garage clearances vary by building. Please confirm your vehicle’s total height, including roof racks and rooftop cargo carriers, before arrival.

    • South Beach and North Beach: 6'3"
    • Garden: 7'1"
    • Centre Court: 7'
    • Ibis: 6'10"

    Clearances are approximate. Posted garage signage takes precedence.

    Rooftop Cargo Carriers

    Vehicles with rooftop cargo carriers must fit within the clearance for their assigned building. If necessary, the carrier must be removed before entering the parking garage and stored completely inside the vehicle.

    Carriers and other personal items may not be stored in parking spaces, hallways, stairwells, or other common areas. Vehicles that exceed the applicable garage clearance must be parked outside Seapointe Village. Security cannot make exceptions to garage-height restrictions.

    Parking Passes

    • One- and two-bedroom residences: One parking pass
    • Two-bedroom-plus-den and larger residences: Two parking passes
    • Townhomes and single-family homes: Vehicles must use the designated garage spaces assigned to the residence

    Additional parking passes are not available. Please plan accordingly if your party will be arriving in multiple vehicles.

    Parking Permits and Enforcement

    Every vehicle parked within Seapointe Village must display a valid parking permit and must be parked only in an authorized space. Unauthorized or improperly parked vehicles may be ticketed by Seapointe Security.

    Vehicle Restrictions

    • Motorcycles are not permitted within Seapointe Village.
    • Trailers are not permitted within Seapointe Village.

    Public Street Parking

    Vehicles without a Seapointe Village parking permit may use public street parking outside the community where permitted. Guests are responsible for following all posted signs and current Lower Township parking regulations.

    Public street parking is not affiliated with Seapointe Village, and availability cannot be guaranteed, particularly during peak periods.

  • Rental Fees, Payment Schedule & Charges.

    Seapointe Village Realty is committed to transparent pricing. All applicable charges are itemized before you confirm and submit your reservation.

    Reservation Fees and Charges

    Reservation Processing Fee: $150

    A non-refundable processing fee is charged at the time of booking. This fee remains non-refundable if the reservation is canceled.

    Checkout Cleaning Fee

    Cleaning fees vary according to the size of the residence and length of stay. This fee covers the professional turnover cleaning and preparation of the residence.

    New Jersey Sales Tax

    New Jersey Sales Tax is applied to the checkout cleaning fee. It is not applied to the rental rate.

    Damage Waiver: $99

    A non-refundable damage waiver is included with each reservation and provides limited protection for qualifying accidental damage during your stay. It does not cover negligent, intentional, or excessive damage. The fee remains non-refundable if the reservation is canceled.

    Association Lease Fees

    Association lease fees vary by building or condominium association and may differ between in-season and off-season stays. These charges are established by the applicable association.

    Payment Processing Fee: 2.5%

    Payments made by credit card or digital wallet, including PayPal and Venmo, are subject to a 2.5% processing fee. The fee applies to each payment made using one of these methods, including deposits, final payments, and ancillary charges.

    Avoid the processing fee: Select e-Check (ACH) when making your payment. There is no processing fee for e-Check payments.

    Payment Schedule

    Due When the Reservation Is Booked

    • 50% of the rental rate
    • $150 non-refundable reservation processing fee
    • $99 non-refundable damage waiver
    • Any applicable 2.5% processing fee when paying by credit card or digital wallet

    Final Payment: Due 45 Days Before Arrival

    • Remaining 50% of the rental rate
    • Checkout cleaning fee
    • Sales tax applied to the checkout cleaning fee
    • Applicable association lease fees
    • Any applicable 2.5% processing fee when paying by credit card or digital wallet

    Important: Reservations that are not paid in full by the final-payment deadline may be subject to cancellation in accordance with the rental agreement.

  • Damage Waiver & Guest Responsibilities.

    The Damage Waiver provides limited protection for qualifying accidental, guest-caused damage to the rental residence during your contracted stay. It replaces the traditional refundable security deposit and is subject to all applicable terms, conditions, limitations, and exclusions.

    Accidental-Damage Limit: Up to $10,000

    Qualifying accidental damage may be waived up to the program limit, eliminating the need to provide a refundable security deposit or wait for deposited funds to be returned after your stay.

    Examples of Qualifying Accidental Damage

    Subject to the program terms, examples may include:

    • Accidental carpet or upholstery spills
    • Minor accidental furniture damage
    • Broken lamps or household items
    • Accidentally torn window or door screens
    • Similar unintentional damage occurring during the contracted stay

    All incidents are reviewed individually. The examples above do not guarantee that a particular incident will qualify under the Damage Waiver.

    What Is Not Included

    The Damage Waiver does not apply to:

    • Intentional, negligent, reckless, or excessive damage
    • Theft or damage caused by illegal activity
    • Excessive cleaning or extraordinary housekeeping charges
    • Routine maintenance, normal wear and tear, or pre-existing conditions
    • Weather-related damage, natural disasters, or event-related damage
    • Pet-related damage in a residence that is not designated as pet-friendly
    • Damage or losses occurring outside the contracted rental period
    • Damage or losses exceeding the applicable program limit

    Lost or Unreturned Items

    The Damage Waiver does not cover the loss, damage, or non-return of items issued for guest use, including:

    • Pool or beach wristbands and tags
    • Parking passes
    • Residence keys
    • Gate cards
    • Garage and electronic remotes
    • Other access devices or materials provided during check-in

    The Damage Waiver is not travel insurance. It does not reimburse guests for trip cancellation, trip interruption, transportation expenses, baggage losses, medical expenses, or other travel-related losses.

    Program Fee

    The Damage Waiver is included with each reservation for a non-refundable fee of $99, charged at the time of booking. The fee remains non-refundable if the reservation is canceled.

    Guest Responsibilities

    Guests remain financially responsible for damage, missing property, replacement costs, or other losses that do not qualify under the Damage Waiver or exceed its applicable limit.

    To remain eligible for consideration under the program, guests must:

    • Report accidental damage to Seapointe Village Realty as soon as it occurs
    • Provide accurate information about the incident
    • Cooperate with reasonable requests to inspect or document the damage
    • Take reasonable steps to prevent further damage
    • Notify local authorities if theft is reported
    • Return all keys, passes, wristbands, remotes, and other items issued for guest use

    Important: Failure to promptly report damage or return items issued for guest use may result in repair, replacement, or related charges being billed directly to the guest.

    The rental agreement and Damage Waiver program terms govern eligibility and take precedence over this general summary.

  • Cancellation, Changes & Travel Protection.

    Cancellation Policy at a Glance

    • 45 days or more before arrival: Payments are refundable, less applicable cancellation and non-refundable fees.
    • Fewer than 45 days before arrival: Payments are non-refundable unless the residence is re-rented.
    • Reservation changes: Approved changes are subject to a $125 move fee and are not permitted fewer than 45 days before arrival.
    • Travel protection: Strongly recommended to help protect your vacation investment.

    How to Cancel

    All cancellation requests must be submitted in writing by email to reservations@seapointerealty.com . A cancellation is not considered received until it has been acknowledged by Seapointe Village Realty.

    Cancellation 45 Days or More Before Arrival

    If a reservation is canceled at least 45 days before the scheduled check-in date, advance payments made by credit card or e-Check will be refunded, less:

    • $300 cancellation fee
    • $150 non-refundable reservation processing fee
    • $99 non-refundable Damage Waiver
    • Applicable payment processing fees
    • Other non-refundable charges associated with the reservation

    Cancellation Fewer Than 45 Days Before Arrival

    If a reservation is canceled fewer than 45 days before the scheduled check-in date, all advance payments will be forfeited unless Seapointe Village Realty secures a replacement reservation for the same residence and affected dates.

    If some or all of the canceled dates are re-rented, a refund will be calculated for the successfully re-rented dates, less:

    • $300 cancellation fee
    • $150 non-refundable reservation processing fee
    • $99 non-refundable Damage Waiver
    • Applicable payment processing fees
    • Other non-refundable charges associated with the reservation

    Please note: Seapointe Village Realty cannot guarantee that canceled dates will be re-rented.

    Reservation Changes

    After a reservation has been confirmed, guest-requested changes to the residence or reservation dates are subject to availability, approval, and a $125 move fee.

    Residence and date changes are not permitted fewer than 45 days before the scheduled check-in date.

    Travel Protection

    Travel protection is strongly recommended to help protect your vacation investment if an unforeseen covered event affects your trip before or during your stay.

    Important: Travel protection is subject to the provider’s policy terms, covered reasons, exclusions, and claims requirements. The signed rental agreement and applicable protection plan documents control if they differ from this summary.

  • Travel Protection Options.

    Travel Protection at a Glance

    • Standard plan: 7% of the total reservation invoice
    • Plan with CFAR: 10.8% of the total reservation invoice
    • CFAR may reimburse up to 60% of eligible prepaid, non-refundable costs
    • Time-sensitive benefits may require purchase within 14 days of the initial trip payment
    • Travel protection cannot be purchased after your trip begins

    Unexpected circumstances can affect even the best-planned vacation. Seapointe Village Realty has partnered with RentalGuardian and InsureStays to make optional travel protection available to guests.

    Coverage may provide benefits for certain events such as trip cancellation, trip interruption, travel delay, sickness, accidental injury, severe weather, lost or damaged baggage, and other reasons specified in the policy.

    Standard Travel Insurance

    The standard plan may reimburse up to the applicable policy limits when a trip is canceled or interrupted for a covered reason. Covered events, benefits, exclusions, and documentation requirements are defined by the issued policy.

    Cancel for Any Reason

    Eligible guests may purchase optional Cancel for Any Reason coverage, commonly called CFAR. This benefit may reimburse up to 60% of eligible prepaid, non-refundable reservation costs when cancellation is for a reason not covered by the standard plan.

    Important CFAR Deadlines

    • CFAR must be purchased within 14 days of the initial trip payment.
    • The trip must begin more than 30 days after CFAR is purchased.
    • Availability and eligibility vary by state and plan.

    Cost of Coverage

    • Standard plan: 7% of the total reservation invoice
    • Standard plan with CFAR: 10.8% of the total reservation invoice

    The premium is due in full when coverage is purchased. Any right to cancel coverage and receive a premium refund is governed by the policy’s review period and applicable terms.

    When to Purchase Coverage

    Purchasing coverage shortly after booking provides access to the broadest range of available benefits. Certain time-sensitive benefits, including CFAR and some pre-existing medical condition waivers, may require purchase within 14 days of the initial trip payment.

    The standard plan is generally available until 30 days before the trip. For reservations made within 30 days of arrival, standard coverage may be available if purchased within five days of the initial reservation payment. Coverage cannot be purchased after departure.

    Claims

    Travel insurance generally operates on a reimbursement basis. Guests should retain all relevant receipts, invoices, medical records, rental documents, proof of delays, and police reports.

    If you decline coverage: Any refund remains subject to Seapointe Village Realty’s Rental Agreement and Cancellation Policy. Prepaid reservation amounts may therefore be at risk.

  • Linen, Beach & Equipment Rentals.

    Bed linens, beach and pool towels, baby equipment, beach gear, bicycles, and other vacation essentials are available from local rental providers. Availability may be limited during peak periods, so advance reservations are strongly recommended.

  • Package Delivery.

    Guests may have packages delivered to the Seapointe Village Realty office during their rental stay. To help our staff identify your delivery, the shipping label must include the name on the reservation and the rental residence.

    Delivery Timing

    Please schedule deliveries to arrive during your confirmed rental dates. Due to limited storage space, Seapointe Village Realty cannot guarantee acceptance of packages delivered before your scheduled arrival.

    We strongly recommend including your mobile telephone number on the shipping label and monitoring the shipment directly through the carrier.

    Package Pickup

    When a package is received and identified, our office will contact the telephone number associated with the reservation. Packages must be picked up promptly during office hours.

    Important: Seapointe Village Realty is not responsible for packages that are lost, stolen, delayed, damaged, refused, or misdelivered. Delivery confirmation from a carrier does not necessarily confirm receipt by our office.
